My boyfriend and I purchased a condo and our condominium association do nothing! Failure to maintain the lawn, pool, or something from our resort has to offer. This is in Florida and apparently, from what we heard is .. partnerships condominiums are "gods" (as someone said). We think if we do not pay our dues really could do something .. we were completely wrong! It sent a letter saying we could take our condo if not paid amounts due in addition to its attorney fees. Now we're up on that. Is there anything we can do about them not doing their job!?!? Our apartment looks like garbage and no one is renting or buying. Can I do the lawn work? What can we do?? Council?

By law, your condominium association needs to offer its statutes and covenants, conditions and restrictions (CCR), out the rights and obligations of our associations. If the maintenance of common areas is one of the obligations of the partnership, the assoiciation has breached the contract, and you and your house mates can file a class action. If you did not receive the CCR, a petition. If the association does not provide a management within reasonable, 10 to 15 business days, you may file a complaint with the state Department of Corporations, consumers or State agency Affairs Office (or something similar). In addition, most states require condominium associations to have monthly or quarterly meetings. Attend these meetings and voice their concerns. If the association is not having meetings, the law is more likely to be raped. As a homeowner, you have the right to see where the association fees are being spent. Request an annual report. If the management company does not comply with your request, then again have to make a complaint with state agencies I mentioned earlier.
